WDI Inspections

WDI Inspections in Northern New Jersey

Document Visible Pest Evidence Before Your Real Estate Closing

A wood-destroying insect inspection is a certified visual inspection for termites and other insects that can damage wood. Heritage Pest Control provides WDI inspections in Northern New Jersey, drawing on pest-identification knowledge developed while serving homes and businesses since 1989.

A general home inspection doesn’t provide the same evaluation as a separate wood-destroying insect inspection. A dedicated inspection allows buyers, sellers, and real estate agents to document visible findings before closing, but it can’t assess conditions concealed behind walls.

The inspection and any resulting pest-control work are separate services. A WDI inspection records visible evidence and relevant conditions, while termite treatment addresses an active pest problem. Our termite services begin with a professional inspection rather than an automatic treatment recommendation.

How a WDI Inspection Documents Visible Findings

Our termite approach begins with a thorough site assessment. The inspection focuses on visible evidence of wood-destroying insects and property conditions that warrant documentation or further evaluation. Because the inspection is visual, inaccessible or concealed areas aren’t treated as observable findings.

Inspection findings may distinguish among:

  • Active infestation: Evidence indicating current wood-destroying insect activity.
  • Previous infestation: Signs of earlier activity without confirmed current activity.
  • Structural damage: Visible damage that may require evaluation by an appropriate repair professional.
  • Conducive conditions: Property conditions that can support infestation, such as excess moisture or wood-to-soil contact.

An NPMA-33 report documents the findings but doesn’t include an estimate for treatment or repairs. When a finding requires action, treatment pricing or a repair evaluation involves a separate assessment. The appropriate next step depends on whether the concern is active activity, past evidence, structural damage, or a conducive condition.

When termite treatment is needed, we develop a customized plan based on the site assessment. It may incorporate minimally invasive practices, EPA-approved products, and long-term prevention measures.

Plan WDI Inspection Timing, Cost & Payment

A WDI inspection added to a home inspection in New Jersey typically costs between $100 and $300. That market range doesn’t establish our fee for a particular property. Contact us to discuss the request and obtain property-specific information.

The purchase agreement and loan requirements can determine whether the buyer, seller, or another party pays for the inspection. Since a 2022 VA policy change, a buyer is permitted to pay for a VA-required WDI inspection. Payment responsibility should still be confirmed against the current loan and contract terms.

Scheduling the separate inspection during the home-inspection period can give the parties time to evaluate findings before applicable transaction deadlines. An inspection contingency is the contract period provided for property inspections and related decisions. Buyers and sellers should review that deadline before arranging the service.
